Your home may be entered into 3 MLS systems covering our area. RE/MAX Capital belongs to three of our regional boards of Realtors and is a paid subscriber to their three MLS systems: CVRMLS in Richmond, WMLS in Williamsburg, and REINMLS on the Peninsula and Southside.  These systems have overlapping coverage and we feel the best way to serve our clients is to belong to each of them.  This means your listing will be exposed to 10,000 agents or more. This is critical to your marketing.

From the moment your MLS listing hits you are encouraged to review the display, the photos, the comments, etc. and provide us critical feedback to immediately improve, correct, or otherwise sharpen the quality of the listing.  While it is our intention to get it right the first time, we welcome your input, in fact we ask for it—and we listen!

As the showings begin you can expect a flurry of communication.  This does not mean you will hear everything is rosie.  Our agents are going to give you feedback from the market of agents and buyers who have been in your home and decided it was not right for them. You may get reports on internet activity.   This is where the rubber meets the road.  Your agent will provide market feedback from buyers and marketing figures.  Listen and correspond about how to best respond to the feedback.

You have an offer coming in.  You need a skilled negotiator to help navigate the offer to a ratified contract.  Agents in our office are deeply experienced with over ten years of experience on average.  They know what pitfalls are coming.  They can read the stitches on a fastball when a home inspection contingency removal comes.  They can tell you whether or not it is best to accept an offer with a sale contingency.  This is what they do best.
