When buying a home buyers often forget some important considerations.  It is hard to remember everything.  Using an experienced Realtor will help you consider each home from different perspectives. Realtors have been through the process many times and are eager to point to possible concerns you might not have considered.

  Where is the sun shining on the house in the morning, and the afternoon? This may affect your enjoyment of the deck, porch yard, etc.

What happens during heavy rains?  Where does water flow to and from? Where does it accumulate?  This could be one of the most important considerations. Water can wreak havoc in the wrong places.

Is the electrical wiring Copper or Aluminum?  All wiring is not created equal.  What does it mean to own a home with Copper wire or Aluminum wire (or both)?

Is the home properly insulated in the attic, crawl, walls, and on the plumbing fixtures?

What flooring is under the carpet? Hint: pull an air register and peek under the carpet.

What utilities are available?  Do not assume you will have cable, availability to natural gas, DSL, etc.  Ask your Realtor for resources to confirm.

Which warranties (if any) convey? Often times warranties for major systems such as replacement windows, appliances, and HVAC systems will convey to a new owner. Do you have the required documentation?

Will the HOA object to the fence, shed, playset, pool, flag pole, or decorations you have in mind? Consult your Realtor regarding your rights to review all HOA documents.

Will your refrigerator fit? Yours may be too tall or wide.  It may require a water hook up for an ice maker.  Is the space compatible?

Does your SUV fit in the garage? Don’t find out the hard way-bring a tape measure.

Who has been maintaining the plumbing, heating, pest control? It pays to have contact with companies who know your systems.  Maintenance records are important and will help you make decisions on the best course forward when an issue arises..

Were modifications and additions properly permitted and built to code?  If not you may inherit a problem and the solution may cost you.
