The value of feedback to the listing process is clear and present. Most listings hit the market and do not go under contract in the first week. The showings that occur prior to the property going under contract can yield great information to the seller on how to fine tune the marketing plan. The result of these tune ups are shorter market time and higher sale price.
Usually, the process of fine tuning a listing might include reworking comments, adding or removing photos, producing receipts for work done, landscaping, painting, working out the details of a pet during showings, mitigating odors, etc.
The gathering of feedback is an imperfect endeavor. Courteous buyers' agents will offer it without being asked. Most will provide it when asked by the listing agent. Others will refuse to offer it no matter how often it is requested from them.
I prefer to ask for impressions, both positive and negative, from the agent and the buyer. These pieces of organic feedback are the seller’s direct link to the market. Those organic impressions can be a chart for the choppy seas you must sail from the MLS listing to a purchase offer, negotiations, ratified contract, inspections, more negotiations, and eventually a closed sale. The market is like a summer squall, into which, the seller’s listing is dropped with a mix of buyers, neighbors, sellers, agents, inspectors, relatives, lenders, appraisers, title insurers, closing attorneys, home owners’ associations, and others. Knowing and understanding original impressions on the home can be critical to a successful navigation toward the safety of a calm 'port o' closing'.
